Heartwood Development Partners manages the design, procurement, and construction of restaurants and stores, with the same care for budget and schedule as for the finished space.

Most of the cost and time in a build-out is decided early: in the drawings, the material specifications, and the choice of contractor. That is where we do our most important work.

We work on the owner's side. We review design for cost and constructability, secure materials ahead of the schedule, and select and manage the general contractor through opening. The result is a project that costs less and opens sooner, while keeping what makes the space your own.

Where we focus

  1. Design evaluation

    Before drawings go to bid, we review them with your architect for cost, constructability, and lead time. Adjustments made at this stage cost little and tend to save the most.

  2. Material procurement

    Long-lead items such as millwork, lighting, stone, and equipment are identified early and ordered to support the opening date. Where it makes sense, they are purchased directly, avoiding contractor markup.

  3. Contractor selection

    We invite builders experienced at your level of finish, compare bids line by line, and negotiate terms that reflect the true scope. The aim is the right contractor at a fair price.

  4. Contractor management

    Through construction we are on site regularly, review each change order and payment request against the contract, and keep the schedule accurate. You receive one clear report each week.

We also support site due diligence, permitting and licensing, and turnover to your operations team.

Andrew Altman

Founder and principal

Andrew has spent his career managing construction programs for restaurant and retail brands.

He started Heartwood to work directly for owners, as their representative from the first drawings to opening day, so the people paying for a project have someone experienced on their side of the table.
